
Homes work harder than they used to. The same room is an office on Tuesday, a classroom on Wednesday, and where twelve people stand around on Saturday. That is true anywhere, but it is especially true here, where the line between the inside of the house and the landscape outside it tends to blur.

It covers how these materials are actually built, what our climate does to them, how they should be installed, and how to keep them looking right. The short version: the grey era is over. The market has moved toward warmer, earthier neutrals, matte and low-sheen finishes over gloss, textured surfaces like wire-brushed and hand-scraped, and a real resurgence of herringbone and chevron layouts. Sustainability has shifted from a selling point to a baseline expectation.

This is the question we field most often, and it deserves more than a paragraph. The condensed version: hardwood returns roughly 70 to 80 percent at resale and can last a century with refinishing, at $14 to $24 per square foot installed. LVP returns roughly 50 to 60 percent at $5 to $12 per square foot installed, is fully waterproof, and does not move with humidity.

Flooring does not exist in a vacuum. It reacts to its environment, and here the environment is defined by humidity.
Wood is hygroscopic, meaning it pulls moisture out of humid air and releases it back into dry air. Our summers run near 90 percent relative humidity. Our winters, with the heat on, strip the indoor air out. Wood expands and contracts through that cycle. Installed without adequate acclimation or expansion gaps, it cups in summer and gaps in winter.
LVP built on a stone polymer composite core does not do this, which is why it has taken over so much of the Georgia market. It is not immune to everything, though. Intense direct sun through a west-facing slider can fade or even deform some vinyl products if the surface temperature climbs past what the manufacturer rated. UV-resistant coatings and reasonable window treatments matter no matter what you install.
This one is genuinely local and it gets overlooked. Georgia red clay is extremely fine and abrasive. Tracked inside, it behaves like sandpaper underfoot. On a gloss-finished hardwood floor, it will dull the traffic lanes noticeably within a season.
Most LVP carries a wear layer of urethane with ceramic or aluminum oxide particles built specifically to resist that abrasion. Matte finishes also hide the resulting micro-scratching far better than gloss. If you have hardwood, walk-off mats at every exterior door are not a nice-to-have. They are the difference between refinishing in eight years and refinishing in three.
Lake Oconee living puts specific demands on a floor. Wet swimsuits, sandy feet, and dogs coming straight off the dock are the daily reality, and they are exactly what ruins the wrong material.
Standing water on solid hardwood seeps into the seams, lifts the finish, and eventually rots the board. Laminate is worse in this specific scenario than most people realize, because its fiberboard core swells irreversibly once water gets past the locking mechanism. Water resistant is not the same as waterproof, and for a lake house the distinction matters.
SPC-core LVP is the honest answer here. Tile is the other good option, particularly porcelain, which is impervious and stays cool through the summer. Wood-look tile gets you the hardwood aesthetic with stone durability, though it is hard underfoot and cold in January unless you put heat under it.
Sand is abrasive and it is unavoidable near the water. It comes in on flip-flops and towels no matter how careful anyone is. A high-gloss floor broadcasts every scratch it causes.
This is a large part of why the market moved to wire-brushed and hand-scraped textures. The texture breaks up reflected light, so minor scratching disappears into the grain instead of catching the eye.
Dogs are usually the hardest single user of a floor. Nails scratch, accidents happen, and mud arrives on all four feet at once.
If you want hardwood with a large dog, choose a harder species. Hickory and white oak hold up. Pine and black walnut are soft enough that a big dog will dent them. Choose a rustic or character grade too, so new marks blend into the existing knots and streaks rather than standing out against a clean face.
LVP is the more forgiving choice. Look for a 20 mil wear layer for a house with dogs. The vinyl surface also gives better traction than glazed tile, which is worth considering for older dogs with hip problems.
LVP is not one material. It is a laminated stack of four layers, and knowing what they do makes it much easier to tell a good product from a cheap one.
Wear layer is measured in mils. A mil is one thousandth of an inch. It is not a millimeter, and confusing the two is the most common mistake buyers make when comparing products.
For a main living area, treat 12 mil as your floor and 20 mil as your target.
Click-lock planks interlock and float over the subfloor. Installation is fast, and a damaged plank can often be replaced by unclicking back to it. Glue-down adheres directly to the subfloor. It feels more solid underfoot, is easier to spot-repair, and is the better choice over radiant heat, but it demands a genuinely flat subfloor and the installation is messier.
Solid hardwood is what it sounds like: one piece of lumber, typically three quarters of an inch thick, milled from a single log. Its advantage is longevity. It can be sanded and refinished repeatedly, which is why a well-maintained solid floor can outlive the people who installed it.
Engineered hardwood bonds a real wood veneer to a plywood or composite core built with alternating grain directions. The top layer is genuine wood, so it looks identical. The cross-grained core is what makes it stable, and that stability is why it handles Georgia humidity so much better than solid wood.
For the wide planks that are popular right now, engineered is close to mandatory. A solid plank six or seven inches wide will cup and gap visibly with the seasons. An engineered plank the same width stays flat.
People are frequently told engineered hardwood cannot be refinished. That is not true, it just depends on the veneer. A quality engineered floor with a wear layer of 3mm or thicker can be sanded and refinished once or twice, sometimes more.
So when you are shopping engineered, ask about veneer thickness specifically. A thin veneer means a one-life floor. A thick veneer means a floor you can renew, and the price difference usually justifies itself.
White oak is the dominant species right now. It has a neutral undertone that takes stain cleanly, without the pink cast that red oak brings, which makes it flexible across almost any palette. Walnut is having a real resurgence for its dark chocolate tones, especially against white cabinetry and trim.
On color, the very dark espresso floors of the 2000s are gone, and the grey-washed driftwood look that replaced them is fading now too. The center of the market is middle tones: toast, honey, saddle leather. They are warm, they are forgiving of dust, and they date slowly.
Carpet is not dead. It has just retreated to the rooms where softness is the point: bedrooms, nurseries, bonus rooms, and home theaters. Stepping out of bed onto a cold hard floor is a worse experience than stepping onto carpet, and no amount of trend commentary changes that.
The fiber technology has improved substantially. Solution-dyed nylon carries color all the way through the fiber rather than coating the surface, so it does not fade or bleach the way older carpets did. It also stands up to cleaning products that would strip a surface-dyed fiber.
Design-wise, wall-to-wall beige has given way to low-pile carpets with geometric patterns and organic textures. There is an acoustic argument here too. Modern homes with high ceilings and open plans echo, and carpet is the cheapest sound treatment available.
For basements specifically, carpet tiles are worth knowing about. When a pipe leaks or a pet has an accident, you pull and replace the affected squares instead of the whole room.
You can buy the best floor made and still end up unhappy, because installation is where most flooring failures originate.
Nearly every avoidable problem traces back to subfloor prep. The subfloor has to be flat, clean, and dry. With click-lock LVP especially, a dip in the slab means the planks flex as you walk over them, and the locking mechanism eventually breaks. Self-leveling compound before installation is cheap compared to pulling up a failed floor.
Concrete wicks moisture up from the ground continuously. Install hardwood or laminate directly onto a damp slab and it will fail, on a delay long enough that everyone has forgotten who to blame. A proper installer tests the slab first, using calcium chloride testing or a meter, and installs a vapor barrier if the readings call for it.
Floors need room to move. An expansion gap runs around the perimeter of the room, hidden under baseboard or shoe molding. Inexperienced installers butt planks tight to the wall because it looks neater. Then summer humidity arrives, the floor expands, has nowhere to go, and buckles in the middle of the room.
Material has to adjust to the house before it goes down. Hardwood pulled off a hot truck and nailed down the same afternoon will move once it equalizes. Give it several days in the conditioned space. Even LVP, which is far more stable, benefits from 24 to 48 hours so the locking profiles are pliable and seat properly.
This is the single most important line in this guide. Do not use a steam mop on LVP, laminate, or hardwood.
Steam mops are marketed aggressively on the promise of sanitizing with nothing but water. What they actually do is drive superheated, pressurized moisture into the seams of your floor. On LVP, that heat can exceed the product's temperature rating and delaminate the layers. On hardwood, steam pushes moisture through the finish into the wood itself, which swells the fibers, peels the finish, and leaves a white haze in polyurethane that cannot be buffed out.
Most manufacturers explicitly void the warranty for steam mop use. It is in the fine print, and they do enforce it.
Scratches are part of owning a floor. On hardwood, minor ones can be disguised with a touch-up marker or a little stain, and deeper ones filled. The real advantage of solid hardwood is that after twenty years you can sand the whole thing and start over.
LVP cannot be sanded, so scratches are permanent. But a floating floor can be unclicked back to a damaged plank and that plank swapped out. This is why we tell every customer to buy one extra box and put it in the attic. Ten years on, that product line will be discontinued, and one spare box is the difference between a fifteen-minute repair and replacing the room. If something does go wrong, we handle repairs across all of these materials.
Choosing a floor is less about picking the best material than picking the right one for your house, your climate, and the way you actually live. Consider the red clay. Consider the lake water. Consider the dog.
